Standard Bookings And Cancellations

We look forward to welcoming you to The House of Bread (Holiday Cottages) and hope you will have an enjoyable stay. We have tried to avoid overloading this page but some rules are necessary to protect yourselves and us – so here they are.

Making A Booking

Once you have confirmed you would like to make a Self-catering booking with us then (if that cottage is available) we will send a booking acknowledgement email (or letter if you don’t have email) to create your booking and confirm total cost and details.

We ask for a 25% deposit which we need to receive within 7 days of our booking acknowledgement email/message being sent to you to reserve your booking. This can be paid by cheque or by direct transfer to our bank account. Payment details will be on your booking acknowledgement email/message. Once we have received your 25% deposit we will confirm receipt of monies and your booking. If we do not receive your deposit within this timeframe we will assume you do not want the booking. We will endeavour to contact you to double check but if we do not manage to make contact your booking will be cancelled. Please make sure that dates and details on your booking acknowledgement email/message are correct.

The balance of payment for your stay is to be paid 2 weeks before your arrival. If we do not receive this payment we will assume this constitutes a cancellation and our cancellation terms will be applied – see below for details. Again, we will endeavour to contact you to double check but if we do not manage to make contact your booking will be cancelled.

Cancellations/No Show

We recognise that unforeseen things happen and if you have to cancel or you do not show up for your booking then the following applies.

If your cancellation is more than a month before your stay is due to start we will refund your deposit and any other payment you have made in full. If your cancellation is less than a month of your arrival we will retain your deposit but refund any other payment you have made. If your cancellation is within the last two weeks before your stay we will ask for/retain full payment. If you do not show up for your booking and you have not alerted us to your desire to cancel your booking then no refund will be available.

If we have to cancel your booking for any reason all monies will be refunded to you including your deposit. In these circumstances we will not be liable for other costs related to unavailability. However, we will endeavour to suggest other local places to stay that might suit your requirements.

Leaving During Your Stay

If you need to leave unexpectedly during your stay due to unforeseen circumstances, unfortunately a refund will not be possible. Therefore, we recommend that you take out appropriate holiday insurance to protect against unforeseen circumstances that may leave you out of pocket.

Arrival And Departure

Generally our cottages are available from 4.00pm on the day of your booked arrival and check out is by 10.00am on your last day. In some cases where we have perhaps not had guests in before you or are not expecting guests straight after you, we may be able to be flexible but this is at our discretion. If you wish to arrive earlier than 4.00pm on the day of your arrival then you are welcome to leave your car here in our courtyard and go off exploring until 4.00pm. Please advise us in all cases of your expected arrival time so can stagger arrivals.

While You Are Here

Use Of Property

Our cottages sleep up to four people each and the number of people staying in each property must not exceed this. We recognise you may have visiting friends & family but ask that you keep this to a minimum and that they do not stay overnight and do not disturb us, our animals or other guests while they are here. At busy times they may also need to park up in the village rather than in our courtyard. Our cottages are to be used for personal and domestic purposes only.


We recognise accidents do happen. However, in making a booking the hirer agrees to keep the cottages and furniture, fixtures, fittings and effects in the same state of repair as at the start of the let and undertakes to make good any damage breakage or loss during the let. Therefore, if during or after your stay, we discover any damages which we feel are either willful, of high value or could have easily been avoided, we will contact you to discuss it and agree an amount to be paid on-line, by card or by cheque. If damages occur while you are here, we would appreciate being told ASAP so that we can make things right both for you and future guests.


The House of Bread is in a peaceful location and we and our neighbours appreciate that, therefore excessive noise by those using our cottages will not be tolerated. We reserve the right to refuse entry to all guests or their visiting friends/family if these conditions are not observed. If we have to ask you to leave for excessive noise reasons, no refund will be offered.

Equipment And Facilities

We provide well-equipped cottages and good facilities for guest use. If while you are staying with us you break anything or find anything broken or not working please let us know so we can get fixed ASAP for yourselves and future guests. If you lose or go home with any of our equipment we reserve the right to charge you in full for replacements.


We love dogs at The House of Bread and we have 2 very friendly dogs ourselves. We cannot however, permit pets of any other type to stay here.

We generally allow one – two dog(s) per cottage and there is a small extra charge for this. Please keep dogs under control while they are here and clear any fouling up as soon as you can. We do ask that you bring a dog bed and that your dog sleeps downstairs. Please do not let your pooch get on beds, sofas or chairs.

Please ensure your dog eats out of their own bowl not ours! Please feed your dog in the kitchen or outside. Please don’t leave dogs unattended at the cottages or in the garden as unfortunately any chewed or soiled items will need to be charged for. If you wish to go out without your dog we can provide the details of local dog sitters or if we are in and it is appropriate we may be able to offer a dog sitting service ourselves!

If your dog is wet and muddy there is a hose in the courtyard and we provide a dog towel (if you forgot yours) for drying your dog before letting them back into the cottages.

We also provide temporary dog tags for The House of Bread for your stay. Please return these to the cottage keyrings before you leave.


Our cottages are fully aired, cleaned and key touch points are sanitised before your stay. We provide handwash and sanitiser, basic kitchen/bathroom cleaning & anti-bac products, cloth, a hoover, dustpan and brush and floor brush for guests. For your own health and safety please clean & sanitise your hands and the cottage regularly during your stay and when you leave. Please also ensure the kitchen kit is cleaned thoroughly after use.

Smoking And Candles

At The House of Bread, our whole site is a non-smoking area, should you wish to smoke please go outside of our courtyard and dispose of any cigarette butts responsibly and safely on your return in the outdoor bins on site. Use of candles in our cottages is not permitted.

Heating And Electricity

These are included in the rental price but we would ask you to be economical and environmental and not leave lights or heating on while you are not at the property. We do however have outside lights so you can leave these on to see your way back to the property in the dark and it does get quite dark in our courtyard and we do have security lights which will help light your way and we provide a torch in your cottage.


The hirer takes responsibility, including responsibility for any other persons visiting or accompanying him/her, for any loss, injury or damage suffered by the hirer or those accompanying him/her in or around The House of Bread, except where such loss, injury or damage can be proven to be directly due to the acts or omissions of the owners.


The hirer is to ensure that our cottages are securely locked (including the windows) when left unoccupied during the stay (apart from check in and check out day). If a break in occurs and it is a result of windows or doors being left unsecured we will have to seek financial compensation for any losses or damage to our property or belongings.
