We look forward to welcoming you to The House of Bread and hope you will have an enjoyable stay. We have tried to avoid overloading this page but some rules are necessary to protect yourselves and us – so here they are.
Bookings and cancellations
Making a booking
Once you have confirmed you would like to make a Self-catering or B&B booking with us then (if that cottage is available) we will send a booking email (or letter if you don’t have email) to create your booking and confirm total cost and details.
For B&B guests this booking then stands and we take payment when you are here. However there are cancellation terms to be aware of – see below for details. Please check dates and room details are correct on your email/letter.
For Self-Catering we ask for a 25% deposit which we need to receive within 7 days of our booking email/letter being sent to you. This can be paid by cheque or by direct transfer to our bank account – payment details will be on your booking email/letter. Once we have received your deposit we will confirm receipt and your booking. If we do not receive your deposit within this timeframe we will assume you do not want the booking. We will endeavour to contact you to make sure. Please make sure that dates and details on your booking email/letter are correct.
The balance of payment for your Self-Catering stay is to be paid 2 weeks before your arrival. If we do not receive this payment we will assume this constitutes a cancellation and our cancellation terms will come into play – see below for details.
We recognise that unforeseen things happen and if you have to cancel then the following applies.
Self-Catering: If your cancellation is more than a month before your stay is due to start we will refund your deposit. If your cancellation is less than a month of your arrival we will retain your deposit. If your cancellation is within the last two weeks before your stay we will ask for/retain full payment.
B&B: If your cancellation is within 1 week of your reservation we will ask for 50% payment and if it is less than 3 days we will ask for full payment.
In the unlikely event that we have to cancel your booking for any reason all monies will be refunded to you including your deposit. In these circumstances we will not be liable for other costs related to unavailability. In this situation we will endeavour to suggest other places that might suit your requirements.
Leaving during your stay
If you need to leave unexpectedly during your stay due to unforeseen circumstances, unfortunately a refund will not be possible. Therefore, particularly for Self-catering breaks we recommend that you take out appropriate holiday insurance to protect against unforeseen circumstances that may leave you out of pocket.
Arrival and departure
Generally our cottages are available from 4.00pm on the day of your booked arrival and check out is by 10.00am on your last day. In some cases where we have perhaps not had guests in before you or are not expecting guests straight after you, we may be able to be flexible but this is at our discretion. If you wish to arrive earlier than 4.00pm on the day of your arrival then you are welcome to leave your car here in our courtyard and go off exploring until 4.00pm. Please advise us in all cases of your expected arrival time so that we can be here to welcome you and show you around.
While you are here
Use of property
Our cottages sleep up to four people each and the number of people staying in each property must not exceed this. We do recognise you may have visitors but ask that you keep this to a minimum and that they do not stay overnight and do not disturb us, our animals or other guests while they are here. At busy times they may also need to park up in the village rather than in our courtyard. Our cottages are to be used for personal and domestic purposes only.
We recognise that accidents do happen. However, in making a booking the hirer agrees to keep the cottages and furniture, fixtures, fittings and effects in the same state of repair as at the start of the let and undertakes to make good any damage breakage or loss during the let. Therefore, if during or after your stay, we discover any damages which we feel are either willful, of high value or could have easily been avoided, we will contact you to discuss it and agree an amount to be paid on your card or by cheque. If damages do occur while you are here, we would appreciate being told ASAP so that we can make things right both for you and future guests.
The House of Bread is in a peaceful location and ourselves and our neighbours appreciate that, therefore excessive noise by those using our cottages will not be tolerated. We reserve the right to refuse entry to all guests booked in the property if these conditions are not observed.
Equipment and facilities
Bed linen, towels and tea towels are all provided, as part of the rental costs. If you are staying for more than a week with us then these will be replaced at a time that suits you.
For Self-catering guests (and B&B guests using the kitchen (by request) in Home Cottage) all cooking and eating equipment you will need has been provided. In some cases, as a free extra we may be able to provide fresh eggs. However, generally self-catering guests will need to provide all food stuff for their own meals during their stay. Obviously this does not apply in the case of B&B guests in relation to breakfast!
We also provide shared guest use of a tumble dryer and washing machine. These are free unless usage is noted to be excessive! In most cases there will be washing powder and conditioner and pegs for hanging clothes on the washing line/dryer. There is also iron and ironing board.
We love dogs at The House of Bread and we have 2 very friendly dogs ourselves which we would ask that for their happiness you introduce your dog to. We cannot however, permit pets of any other type to stay here.
We generally allow one dog per cottage (Self-catering) or one dog per room (B&B) and there is a small extra charge for this. Please keep dogs under control while they are here and clear any fouling up as soon as you can. We do ask that you bring a dog bed and that your dog sleeps downstairs (self-catering)/on the floor in the bedroom (B&B) if possible. Please do not let your pooch get on the beds/sofas or chairs.
Please do try to hoover up the worst of any dog hairs before you leave and ensure your dog eats out of their own bowl not ours! Please don’t leave dogs unattended at the cottages or in the garden as unfortunately any chewed or soiled items will need to be charged for! If you wish to go out without your dog we can provide the details of local dog sitters or if we are in and it is appropriate we may be able to offer a dog sitting service ourselves!
If your dog is wet and muddy there is a hose in the courtyard and a handy porch for you to keep your dog towels and dry your dog off before letting them back into the cottages.
Our cottages are cleaned thoroughly before you arrive. However, please make sure that you leave the accommodation in a clean and tidy condition at the end of your stay. Cleaning materials and equipment are available in the cottages should you need/want them.
Smoking and candles
At The House of Bread, our whole site is a non-smoking area, should you wish to smoke please go outside of our courtyard and dispose of any cigarette butts responsibly and safely on your return in the outdoor bins on site. Use of candles in our cottages is not permitted under any circumstances.
Heating and electricity
These are included in the rental price but we would ask you to be economical and environmental and not leave lights or heating on while you are not at the property. We do however have outside lights so you can leave these on to see your way back to the property in the dark and it does get quite dark in our courtyard and we do have security lights and torches as well which will help light your way.
The hirer takes responsibility, including responsibility for any other persons visiting or accompanying him/her, for any loss, injury or damage suffered by the hirer or those accompanying him/her in or around The House of Bread, except where such loss, injury or damage can be proven to be directly due to the acts or omissions of the owners.
The hirer is to ensure that our cottages are securely locked (including the windows) when left unoccupied during the stay. If a break in occurs and it is a result of windows or doors being left unsecured we will have to seek financial compensation for any losses or damage to our property or belongings.
